We charge 50% to reserve and the balance 60 days prior to arrival. We will refund 100% 60 days prior to arrival. We are not a hotel so even a 60 cancellation will probably not be replaced as most of your guests book closer to a year in advance. If you have any problems please let us know as we accomodate guests as we can and are confident we can find a good solution for everyone if some issues arises.
